DuBois Closing & Title Services (“DCATS”) provides both residential and commercial closing services, which means we work with both buyers and sellers to complete all types of real estate transactions.

I am a buyer. What services could DCATS provide to me?
For customers obtaining a loan, DCATS works closely with buyers to ensure that all of your lender’s requirements are met. We advise both you and your lender as to the status of the title to the property, and we assist in clearing any title problems that might arise. DCATS also obtains payoff information for buyers who currently have a mortgage, and we keep you well informed of all of the details related to your new loan(s). DCATS prepares most of the documents you need to execute in order to obtain your new loan(s), and at closing, we review all of those documents with you in detail to be certain that you understand the terms of your new financing.
For customers paying cash for their purchase, we work closely with you to ensure that you receive clear title to your new property.
DCATS also offers title insurance to both new owners and lenders.

DCATS works closely with sellers to ensure that you transfer clear title to the property and satisfy any requirements placed on you by contract.

Does DCATS provide commercial closing services?
Yes. DCATS has a legal staff comprised of six (6) attorneys who are ready to assist you in any commercial transaction including purchases, sales, §1031 tax deferred exchanges and Small Business Administration (SBA) loans.

Does DCATS provide escrow services?
Yes. DCATS will act as escrow agent for your transaction. We will be responsible for ensuring the payment of any real estate taxes that are due at the time of closing, the payment of any prior mortgages and the disbursement of funds at closing.

What is title insurance and does DCATS offer title insurance to its customers?
Title insurance ensures that you are receiving clear title to your new property, and yes, DCATS offers title insurance to both purchasers and their lenders.

Do I really need to purchase title insurance?
Prior to closing, the title to your new property will be examined to ensure that there are no problems concerning the title to the property. Even the most careful title examination cannot unequivocally guarantee you clear title to your new property because there is always a risk that some matter not reflected in the public records will negatively affect your title to the property. Purchasing title insurance ensures that even if some matter exists that is undiscovered during the title search, you will not incur a financial loss from claims made against the title to your property, including but not limited to claims of ownership, boundary line disputes, and liens.

Do I have to attend my closing? What if I am scheduled to be out of town?
No, you do not have to attend your closing. DCATS provides several options to purchasers or sellers who are unable to attend their closings for whatever reason. Our legal staff can assist you in preparing and executing a limited power of attorney that allows someone else you trust to sign for you at closing. If you are not comfortable with allowing someone else to sign for you at closing, our experienced closing staff can coordinate with you to overnight the documents to you to be signed. We will ensure that whatever your schedule and whatever your preference, your transaction will be closed in a timely manner.

Yes. DCATS has an experienced legal staff that is always available to assist with closings involving estates.

Does DCATS offer off-site closings?
DCATS has two convenient locations (Columbia and Campbell Station), and both offices are handicap accessible. If you are unable to close in one of our locations, however, we will be happy to make alternate arrangements with you to suit your needs. Please let one of our staff know of your needs in advance, and we will ensure that you close in a location that is comfortable and convenient for you.
